Just think about this.
If you want to buy a £100,000 property using a typical buy to let mortgage you’d need to put £25,000 in as a deposit (because the bank will probably only lend you £75,000). Then you might need another £10,000 to renovate the property, and a few thousand more for legal fees and Stamp Duty.
You might think you need £40,000 or more just to buy one property (by the way, I’m going to show you that you don’t actually need anywhere near £40,000 of your own to make this work, but bear with me).
Your Money Doesn’t Need to be Stuck in a Deal Until You Sell!
Most would-be investors assume they’ll need to buy property in such a way that all of that money, £40,000 or more in this example, is tied up in the property so they can’t use it again. They assume it’s stuck there until they decide to sell.
But it might surprise you to know that almost every successful property investor knows how to buy property in such a way that THEY CAN recycle ALL or MOST of their money back out, so that THEY CAN USE IT AGAIN to buy another property, and another, and then another, and so on and so on and so on….
(And they’d do it without using £40,000 of their own money – more on that later).

The sad truth is that many investors run out of money because they don’t know that they don’t have to! (run out of money, that is).
Many might spend years saving up a deposit and the other costs, like the £40,000 in our example, and once they’ve used it to buy a property, they think that that’s it. Game over.
It doesn’t have to be game over. If you know what you are doing it is just the start.
But You Won’t (Run Out of Cash)
When you know the techniques and strategies that many professional property investors have used to accumulate multi-property portfolios worth hundreds of thousands, or even millions, of pounds, you’ll be able to keep recycling all or most of your money out of every deal, so that you can use that money again and again and again.
So How Many Properties Are You Going to Buy?
Let me ask you a question. If you could pull all or most of your money out of each and every deal, and then use it again, how many properties would you buy?
As many as you want! (Subject to the availability of bank finance, of course – I’ll show you how that works and how to work with the banks and lenders so you can maximise your chances of keeping on going).
But if you don’t know how to do it, you might not even have imagined this is even possible.
And You Don’t Even Need Your Own Money to do This!
Oh, and by the way, did I say it’s possible to do this using Someone Else’s Money, so You Don’t Even Have To Have Any Money of Your Own!

In it I’ll show you the exact steps you need to take, the exact same steps I have taken, and the same steps most other successful property investors have taken, to use a limited amount of money to build a multi-property portfolio.

Who Am I and Why Should You Listen to Me?
In fact, I started using wholly none of my own money. Which reminds me, let me introduce myself in case you don’t know me. I’m Peter Jones, Chartered Surveyor, author and property investor.
At the age of 35 I was made redundant from a very well paid job, but had no savings to fall back on – with a wife and three young children saving wasn’t a priority, or even practical. After a lot of trial and error, and after making a lot of mistakes, I was able to devise a system which allowed me to purchase properties to create cash-flow and still recycle my cash to use again (and remember, I was using other people’s cash because I had none of my own). 20 years on and I’ve bought and sold over 100 properties, literally starting with NONE of my own money.
This is the system I used to go from being broke with no savings, and no regular income, to owning a multi-million pound, multi-property portfolio, and being able to live off the income it produces. And I’m going to show you the system in full so you can use it too.
Many Investors Don’t Get This Right
Many investors go into property aspiring to own a large portfolio, but not really believing they will ever achieve that.
If they manage to buy a few properties they will feel quite good about their progress, but they still have to hope that somehow or other, over time, they’ll somehow manage to get some more and one day have the portfolio they dream of. But they don’t really know how they can do it, or even if they can do it.
Then there are those who aspire to having a large portfolio but they hit the buffers because they didn’t really know what they were doing, and they spent all their money on just one or two properties. And then they’ve spent all of their cash!
Or if they have a little bit more education, they may split what money they have as deposits and use it to buy two or three properties. Again, they think that’s all they can do, and they run out of cash.
Whichever way you look at it, and whatever your aspirations, one way or the other, the chances are that if you don’t know what you are doing, you are going to run out of cash.
I don’t know whether you can relate to any of these scenarios or not, but the truth is that if we buy with no strategy and no forward planning, it’s almost inevitable that we will run out of money at some stage, no matter how much money we start with.
So what happens then?
And Then Have to Find Even More Money to Keep Going
We have to start saving again, or hope for another windfall, or wait for property values to increase to a point where we can refinance, draw out the extra equity resulting from the increased values, and use that money to “go again”.
But here’s the problem. In reality most would-be investors just give up. And then they tell themselves that property investing doesn’t really work (although they have a sneaky feeling that if they had known more they might have been able to get it to work for them).
But IT IS Possible to Use Limited Funds to Build a Large, Cash-Flowing Portfolio
What a lot of investors don’t realise, especially new investors, and investors who haven’t taken the time or opportunity to get properly educated, is that IT IS possible to plan ahead and to use the (limited) money you have efficiently and effectively, so that YOU CAN buy without running out of cash.
It’s just a matter of using the right system. It’s all about using a system to buy “the right properties” at the right price, and to finance them and refinance them in the right way.
But you need to know how to do this – any old property WON’T DO!
And you need to use the RIGHT finance.
If you use the system properly you’ll be able to buy a property and draw most, or even all, of your money back out again, and use that money to buy another property. When you do this you can repeat the process, using the same system, over and over again and build a portfolio of almost any size. You can literally just keep going for as long as you want.
But, and here is a big but, like all things worth doing, the system needs commitment, application and a bit of hard graft to make it work. The concepts ARE simple, but it needs a bit of work.

The very same principles apply. You might use different loan products, and the figures might be bigger, perhaps with a zero or two on the end, but it’s the very same system.
